Lease of the Swan Inn in Stevenage 1706
This indenture made the six and twentieth day of March Anno Dom 1706 and in the fifth Year of ye Reign of our Sovereign Lady Anne by the Grace of God of England Scottland France and Ireland Queen defender of the faith & Between George Nodes of Sheephall Berry in ye County of Hertford Esq of the one part and Richard Nodes Citizen and Ironmonger of London on the other part Witnesseth that the said George Nodes for and in consideration of ye sum of ten shillings of lawful money of England to him in hand paid by ye said Richard Nodes att and before the ensealing and delivery of these presents the receipt whereof is hereby acknowledged and for diverse other good causes and considerations the said George Nodes hereunto moving hath bargained sold aliened and confirmed and by these presents does bargain sell alien and confirme unto ye said Richard Nodes All that Messuage Tenement or Inn with the Appurtenances in Stevenage in ye said County of Hertford commonly called or known by ye Name or Sign of ye Swan And all those two barnes in Stevenage aforesaid whereof one is called MunseysBarne and the other is called WillsendBarne and all those severall closes and parcels of Arable Land and Pasture with their appurtenances situate lying and being in ye Parish Fielde and premises of Stevenage aforesaid containing together by estimation one and twenty acres of pasture and thirty acres and a half of Arable land more or less All which said premises now are or late were in ye tenure or occupation of James Green his under Tenant or under Tenants assignee or assigns and were lately purchased of Richard Nodes by the said George Nodes together with all and singular Building Barnes Stables Yards and Orchards Gardens Backsides Ways Passages Lights Easements profits commodities and appurtenances to the said Messuage Tenement or Inn belonging or in any wise appertaining or there withal now used occupied or enjoyed or accounted reputed taken or known as part parcel or member thereof To have and to hold the same Messuage Tenement or Inn and all and singular the premises aforesaid with their Appurtenances unto ye said Richard Nodes his Executors Administrators and assigns from ye day next before the day of the date of these presents for and during the term of one whole year from thence next ensuing and fully to becompte at and endedYielding and paying therefore the rent of one peppercorne on ye feast day of the Annunciation of ye Blessed Virgin Mary next ensuing the date of these presents only if ye same shall be lawfully demanded to ye intent and purpose only by force and virtue of these presents (and of ye statute made for transferring uses into possession) the said Richard Nodes may be in the actual possession of all and singular the premises with their appurtenances and thereby be entitled to accept and take a Grant of ye Reversion and Inheritance thereof to him and his heirs In witness whereof the said partys to these presents have interchangeably sett their hands and seals the day and year first above written
